Assistant Property Manager

Key Responsibilities:

  • MEP Systems Management:

    • Oversee the efficient operation and maintenance of mechanical, electrical, plumbing (MEP) systems within the luxury residential property.

    • Ensure all HVAC, electrical, plumbing, and fire safety systems are functioning optimally and meet industry standards.
    • Supervise the preventive maintenance and repairs of all technical systems, ensuring minimal disruption to tenants.
  • Technical Support & Troubleshooting:

    • Manage technical troubleshooting for MEP issues, providing immediate response to emergency repairs and ensuring quick resolution.
    • Lead the technical team in identifying and addressing complex system failures or breakdowns in the property.
  • Vendor & Contract Management:
    • Manage relationships with external vendors and contractors responsible for the maintenance and servicing of MEP systems.
    • Negotiate and review service contracts for technical maintenance, ensuring cost-effectiveness and service quality.
    • Supervise vendor performance and ensure compliance with service level agreements (SLAs).
  • Maintenance & Preventive Programs:

    • Develop, implement, and oversee a comprehensive preventive maintenance plan for MEP systems, including regular inspections, testing, and servicing.
    • Schedule and supervise regular inspections of all technical systems to ensure safety and efficiency.
    • Monitor energy consumption and implement strategies to optimize energy use while maintaining tenant comfort.
  • Budget & Financial Oversight:

    • Manage and track the budget for all technical MEP services, ensuring that expenditures are within the approved budget while maintaining high-quality service standards.
    • Track, report, and analyze costs related to maintenance, repairs, and capital improvements of MEP systems.
    • Prepare and manage reports on the status of technical systems, repairs, and maintenance activities for senior management.
  • Compliance & Safety:

    • Ensure compliance with all local regulations, building codes, and safety standards related to MEP systems.
    • Oversee the fire safety, emergency evacuation plans, and ensure that the building's technical systems meet legal safety requirements.
    • Maintain and manage all necessary documentation related to MEP systems, including inspections, certifications, and warranties.
  • Tenant Liaison & Satisfaction:

    • Serve as the primary point of contact for residents regarding MEP-related issues and concerns.
    • Address tenant complaints related to MEP systems in a professional and timely manner, ensuring satisfaction in a luxury residential setting.
    • Ensure minimal disruption to tenants during maintenance activities, providing advance notice and minimizing downtime.
  • Team Management & Development:

    • Supervise, mentor, and train the technical team responsible for MEP systems, ensuring they are properly equipped to carry out their duties.

    • Foster a culture of continuous improvement and provide regular feedback to the team.
    • Organize and conduct training sessions on new technologies, safety procedures, and best practices for MEP system management.
  • Reporting & Documentation:

    • Prepare regular reports on the performance of MEP systems, maintenance activities, and expenditures for senior management and property owners.

    • Maintain comprehensive records of all maintenance activities, inspections, repairs, and vendor interactions.
